Our Listing term is three months with both our Full Service program and our Full Service PLUS program. MLS (Multiple Listing Service) does not allow us to cancel if a property is under contract.

Your listing is syndicated and has a direct feed across the internet! Once your listing is put into MLS (multiple Listing Service) it is now syndicated everywhere! It is now a direct feed into Zillow, Trulia (it was not always this way) plus every member of MLS has the information.

MLS provides a direct “feeds” on the vast majority real estate sites. The more buyers that view your listing, the better!

When an offer is submitted, it is important for a buyer to provide a Pre-Qualification letter or a Pre-Approval letter to purchase (for offers that are not all cash offers). We always review these letters and in some cases call the mortgage lender to get more information on the qualifications of the potential buyer.

The Residential Purchase Agreement provided by California Association of Realtors® is the “backbone” or the “foundation” of a residential purchase in the state of California. A vast majority of all residential home purchases are done with this form. In the details and business points of the RPA both Seller & Buyer are contractually bounded once agreed to in writing. It cannot be overstated how important it is to have a trained and experienced Realtor® on your side that understands all the terms, conditions and nuances of the RPA in order to have the best representation throughout your sale. Such points as timeline for contingency removals are most pertinent for a seller and deserve special attention. As seasoned Realtors® we always give special attention to your best interest and do our best to fulfill them in the terms of the written purchase agreement.

Once an offer is presented, as previously mentioned, it is very important to have an in-depth understanding of the California Association Realtor® Purchase Agreement (RPA) as it is used in the vast majority of all residential purchases. The ins and outs of this agreement can make the difference between a successful sale or not. As your representative, the goal is explain every relevant aspect of the offer; empower you the seller with the knowledge to decide what you find favorable about the offer and what you might want to “counter”. The concept or idea of building “common ground” when reviewing an offer with the Buyer’s Agent and dealing with remaining unresolved business items in a systematic “bridge building” fashion is key to knitting together a successful sale. This process when implemented at its highest level is somewhat of an “art” requires a skill set that is achieved by experience and keen intuition. Prior to responding to an offer our Realtors® will have a comprehensive understanding of your (the Seller’s) goals with which we do our best to bridge the buyer’s needs in order to put together a purchase contract that is mutually agreeable.

The California Association of Realtors ® over the years has created forms and disclosures to enable a seller to provide “full disclosure” from a seller to a buyer. Some of these disclosures are legally required in the State of California. These disclosures provide two major benefits to the Seller:

1. When negotiating with the buyer, both buyer and seller have the ability to determine a mutually agreeable price based upon the current condition (full disclosure) of the property.
2. By having full disclosure the seller can minimize the possibility of future litigation and lawsuits as the outcome of an undisclosed defect not disclosure to a buyer.

Statistically speaking, approximately 10% of all buyers find their home through a yard sign. Depending on how much exposure (busy street vs cul-de-sac) this number may vary. From a marketing prospective, it is always advantageous to have a for sale sign. However it’s entirely up to the seller if they wish to have one or not.

A Supra key box is an important “tool” for a successful home sale. This Electronic box is to be accessed only by real estate agents who are members of MLS and accompanying the home buyer. The way it works is that the real estate agent has an electronic key to access the box when showing a prospective buyer of your house. A significant variable when marketing a home is how accessible the home is for showings by real estate agents. The straight forward logic here is the more buyers that view a house; more offers will ultimately be generated. The more offers generated will produce a higher sells price for your house. Another benefit of a Supra Electronic Key is the security feature of having real time information of who has entered the home and when.
